Laurel Oak Tree - two years of sparse leaves on 1/2 of tree?

I have a 35 year old Laurel Oak tree in my front yard that has nice bright green leaves in the spring... but, by the fall, most of the tree has a relatively small amount of leaves and it is quite obvious. The leaves are also not as dark green as my other Laurel Oaks at this time of the year. It's "twin", that I planted next to it 35 years ago, is going strong. I wonder if there is anything that I might do to keep this tree going for several more years? Any ideas? I attached a couple of photos. Thank you for any advice.

Sound like some kind root problem. I would dig down a little near the base of the tree. Look for any signs of fungi or root rot..white streaks, spongy roots, dark color, damp wet soil.
