    Patch and paint the interior doors. ALWAYS get a credit check Have the parents co sign for younger tenants. I helped my Dad with my Grandfather's rentals in the 50's and low end tenants haven't gotten any better!! Put a walk through clause into your rental contract.

    Put in a few hours on it today, Started about seven this morning and quit at five. The kids were 21 and 20 and their parents payed their first months rent. They were in there for over a year. I did a check on them and their parents since they payed for them but the kids names are on the lease. We went through the apt a couple of months ago and it was fine. Don't know what happened but they apparently went crazy. I got all the holes cut out and reinforcing boards up, now i gotta cut the sheetrock and fill the slots. They had filled all the drains up with cigarette butts. All were stopped up, Don't know how anybody can get that messy in a short period of time.i Called the parents since the kids phone was shut off. Told them what they did and what i was going to do, They really didn't care what i did to them. Something big happened between them and their kids in the time after i checked the apt. Maybe why they went crazy like they did. who knows. I was just trying to help a couple of young people out.

    Been lucky i guess have had this triplex for eleven years and nothing big has been stolen. Some of the things you mentioned would really be bad especially using the bathtub. I did have a pipe bust in one apt and it flooded all three. That was a mess. Had to hire those guys that are equipt to handle floods to come handle that one.

    Couple of the doors can be patched but the other three are to bad. There is a walk through clause in the rental agreement.

    There was no former landlord space, they lived with their parents. Usually do check with former landlords though.
