Thank you for your help, I Now know a couple of things I have been doing in the past I have been doing wrong, one is about deep watering during drought and the other has been my loading mulch around base of tree even touching the bark, I did it for the appearance and also to keep ground moist.

I don't know what "CODIT" walls are, but I have notice cavity getting a little smaller in diameter but not closing completely. Like you mention in post, I'll just keep would clean and keep ground around base of tree moist in hot dry weather.
