Magnolia issues

A client has a Magnolia that just started losing leaves this Spring. No construction nearby, not pruned, & grass doesn't look like it's been fertilized or had weed control put down but will confirm. Leaves are yellowing & dropping like flies (the back side closest to the house is far worse that what the front shows). Any ideas or should we send a soil/leaf sample to the lab?

 
Just got a soil analysis done, this one is pretty basic compared to the other ones we've had done. I'm no expert so I'm looking to y'all for explanations on this one. We've narrowed it down to pest, disease, or the soil. Looking to you all for advice re: any of this - thanks!
