roots taking over the yard

I live in San Jose, Ca. and would like to plant a shade tree in my front yard, hopefully one that will take full sun and give shade. we had a fruitless mulberry but the roots took over the front yard, we would like one that this does not happen. Thank you for any help
 
Most of the time when roots "take over the yard" its because of over watering. The tree might not have been the problem. Tree roots normally dont come above ground unless they are submerged in water or heavy compaction.
