Red Leaf Japanese Maple Leaf Discoloration

Hello! I have a red leaf Japanese maple tree and I've noticed that the leaves are starting to discolor and fall off. Some leaves are fully discolored and some only partially. I can't figure out what's causing it or how to correct the situation. I water the tree regularly and it's kept in an area where it gets partial sun and partial shade. Some photos are attached, any advice would be appreciated!
