Hello! I was wondering if I could get help identifying this tree. Here is some info:

Location: western end of San Francisco, CA; located near a lake
Climate: Mediterranean-type; mild, wet winters, cool, dry summers; fair amount of fog and cool breezes at this location.
Tree height: about 12ft?
Soil: Sandy
Plant history: unknown
I could not find flowers or seeds, unfortunately.

Might be a box elder cultivar.

I once saw a beautiful variegated cultivar at a hosta collectors that had a snow white edge to the leaf. Stunning. It was about 15ft. tall with a drip edge 15ft in diameter.
