Asian Pear Tree

My asian pear tree has a lot of pears but they are rotting in the middle while still on the tree. Is there a reason for this or can I prevent this?

I shall start to take on the task,hahah, seriously, more info would be nice. You do know that breed of pear is high maintenance and there is like mites and pshyllid's that love 'em. Maybe a pic would help.
