Just bought some property that has about a 35 foot Ginko tree on it.
My question is: the top of tree (about first 3ft.) is dead.
I suppose I need to get this removed, but is there a reason the top died?
The previous owner had a least a foot of mulch at the base of the tree, I thought that maybe this had something to do with it. Too much mulch?
Any thoughts would be much appreciated as I would like to keep this tree.

Pictures are nice.

Overmulching can mess the roots up which can mess the top up. See "Proper Mulching" in the link below.

I would help get the roots right and watch it for a year before bothering with a 3' dead top.
 
Thank you very much for the advice.
I will remove alot of that mulch and read the web site you recommended.
May try to apply some fertilizer also.
