Tree identification

What kind of tree is this? One of a few that the leaves stayed green during the winter, other then pine, cedar and holly. It's in Southern Delaware

If it was in a shopping mall, I'd say it was a Ficus tree. Ficus is not likely to survive outdoors in Delware though.
